Advanced Realty Consultants, Ltd. is a full service Real Estate Brokerage based in Sugar Grove, Illinois.  The firm, founded in 2008, provides Real Estate Brokerage, Buyer and Seller Representation, Leasing, Property Management/ OREO Asset, Broker Pricing Opinion (BPO) services for all types of Commercial & Residential properties.

Property Management services

For these services Advanced Realty Consultants gets paid based on a percentage of the monthly expected income for the property.  The percentage is based on the types and level of services provided and is typically negotiated at the time of contract.  Our contract runs on an annual basis and has an automatic renewal unless notice is given for nonrenewal.  (See Property Management Services 2 for full list)

  • Physical property evaluation (Inside & Out)
  • Evaluate current tenants
  • Screen new tenants
  • Evaluate rent rolls
  • Evaluate current property budget and reserves
  • Get estimates and schedule any repairs and maintenance
  • Emergency repairs hotline twenty-four hour a day/ 365 days a year
  • Provide monthly transactional reports

Leasing Services

Commission for leases are based on the term of the lease and if we are using a Gross (all inclusive) or Triple Net (CAM, Taxes, and Insurance are extra) lease

  • Develop custom marketing plan
  • Advertise property for lease in print and web ads
  • Digital photos and virtual tours taken to be used in advertising
  • Set showing appointments and show the property
  • Screen new tenants, including credit check
  • Execute a lease document between owner and Tenant.

Buyer and Seller Representation Services

Commissions for listed sales are based on the expenses of the office and are set at time of listing or by agreement with represented party.

  • Advertise property for sale in print and web ads
  • Digital photos and virtual tours taken to be used in advertising
  • Set showing appointments and show the property
  • Write, evaluate, and negotiate contracts
  • Make property available for inspections
  • Close the deal and turn over keys
